When Should I Book a Snagging Inspection?

Buying a new build home should be an exciting experience, but even a brand-new property can contain defects, unfinished items and workmanship issues that are not immediately obvious.
A professional snagging inspection gives you an independent record of those issues so they can be raised with your developer and dealt with as early as possible.
But when is the best time to book one?
The best time is usually around completion
For most buyers, the ideal time to have a snagging inspection carried out is as close to completion and handover as possible.
This means the property should be substantially complete, with the main finishes, fixtures and fittings installed, but the inspection should still take place early enough for defects to be raised with the housebuilder promptly.
In practical terms, this will usually mean one of two situations:
Before you move in, where the developer allows access for an independent inspection
Shortly after completion, once you have collected the keys and have full access to the property
Not every developer allows third-party inspectors into a property before legal completion, so it is always worth checking with your sales advisor first.
Can I book a snagging inspection before completion?
Yes, if the housebuilder allows it.
A pre-completion inspection can be useful because defects can be identified before you move your furniture and belongings into the property.
However, the timing needs to be right.
If the inspection is carried out too early, parts of the property may still be unfinished.
Decorating, flooring, sanitaryware, external works or other items may not yet be complete, which means some defects cannot properly be assessed.
Ideally, the property should be at or very close to practical completion.
What if my developer does not allow inspections before completion?
This is common and it does not prevent you from having the property inspected.
You can simply arrange the snagging inspection for as soon as possible after receiving the keys.
For many homeowners, this is actually the most straightforward option because you have control of access and the property should be complete.
Booking the inspection within the first few days or weeks also means you can raise defects before you have been living with them for a long period.
Should I wait until I have noticed problems myself?
Generally, no.
One of the main reasons for having an independent snagging inspection is that many defects are difficult to spot unless you know what you are looking for.
A homeowner may immediately notice a scratched door or poor paint finish, but other issues can be much less obvious.
A snagging inspection can look at areas including:
brickwork, render and external finishes
roofing, gutters and drainage
windows and doors
walls, ceilings and floors
decorating and joinery
kitchens and bathrooms
visible plumbing, heating and electrical installations
driveways, patios, fencing and external areas
Having the property checked early gives you a much clearer starting point.
Can I have a snagging inspection after I have moved in?
Yes.
If you have already moved into your new home, it is still worth considering an inspection.
In fact, living in the property for a short period can sometimes reveal additional issues such as doors that do not operate correctly, cracks, leaks or problems with finishes.
The important thing is not to leave it unnecessarily long.
The sooner defects are properly documented and raised, the easier it is to establish that they relate to the condition of the new property rather than later damage or alterations.
What about the two-year builder warranty period?
Many new homes are covered by a developer defects period during the early years of ownership, often alongside a longer structural warranty.
That does not mean you should wait until the end of that period before arranging an inspection.
It is usually better to identify defects early.
You can then raise them with the developer while the property is new and the construction teams may still be working on the development.
Some homeowners also choose to have another review carried out later in the defects period if they have concerns about movement, cracking or other issues that have developed after occupation.
Should I book before I receive my completion date?
You do not necessarily need the exact completion date before making contact.
If your home is approaching handover, it can be useful to enquire early so that you know what appointment availability is likely to be.
Once your developer confirms the completion date, the inspection can then be arranged around it.
This is particularly useful on larger developments where a number of homes may complete within the same period.
How far in advance should I book?
If possible, I would recommend arranging your snagging inspection around one to two weeks before you expect to need it.
That gives you more choice of appointment times while still allowing some flexibility if your completion date changes.
New build completion dates can move, so it is worth checking the booking terms and discussing any uncertainty when arranging the inspection.
What happens after the inspection?
Following the inspection, you should receive a clear record of the defects and workmanship issues identified.
